Home Staging and Property Styling See Melbourne Homes Sell for More

Soft property conditions in Melbourne has seen many property sellers turn from property styling to more involved home makeovers to improve their sales prospects. Home staging Melbourne homes has become more competitive.

With Melbourne's property market having been flat over recent years, vendors are becoming more adventurous with their property styling.

Traditionally, home staging in Melbourne consisted of a little de-cluttering and hiring some furniture to dress the property.

However, some vendors are achieving better sales results by undertaking home makeovers before they sell to attract the right buyers in greater numbers.

According to Makeover Group Director, Richard Armstrong, Melbournians that go the extra mile with their property styling often reap disproportionate rewards for their home staging efforts.

"We encourage clients to adopt a whole of property approach when preparing a property for sale. From the front garden to interior spaces, the rear yard - even the back shed. Home staging Melbourne homes is becoming more sophisticated and those that put in a little more have a far greater chance of selling - and for more". He says.

In fact, Mr Armstrong argues that up to 70% of Melbourne homes are inadequately staged meaning many vendors are not maximising their sales price.

"The current clearance rate in Melbourne is around 60%, however clients who undertake a home makeovers before they go to market are enjoying a 92% clearance rate for the last three months". He said.

He continued, "We met one client who had unsuccessfully tried to sell their property for $1.1 million without any takers. After some strategic home makeover advice, the client invested $18,000 in home staging plus property upgrades and then sold the property for $1.22 million. That's a six-fold return on their property styling budget."

Whilst some vendors are turning to gimmicks like hosting a BBQ for opens for inspections, Armstrong says that at the end of the day buyers are interested in buying a home that suits their needs.

It may be tempting to try something new in your advertising or opens strategy, however creating demand for your property by improving its appeal is far more likely to boost you property's sale price.
